If it feels like rent went up again this year, you're probably right. Across Bangalore, Hyderabad, Pune, Gurugram and Mumbai, asking rents for rooms and flats near job corridors have been climbing. Here's what's actually behind it — not vague "market forces," but the specific things pushing prices up.

The Structural Drivers

  1. Return-to-office mandates — After a few years of hybrid flexibility, many IT and corporate employers have pulled people back to campuses. That pushes housing demand right back into the neighbourhoods around those office corridors, fast, and supply hasn't caught up.
  2. Migration concentrating into fewer hubs — Job growth is still concentrated in a handful of metro clusters. More people competing for rentals in the same handful of areas means owners can (and do) ask for more.
  3. Rising construction and maintenance costs — Cement, steel and skilled labour have all gotten more expensive. Owners factor their own rising costs into what they charge, especially for newer or recently renovated properties.
  4. Limited new supply exactly where demand is highest — New apartment complexes are going up, but often on the outskirts, not in the already-dense, already-in-demand micro-markets near tech parks and business districts.

What This Means If You're Renting Right Now

  • Don't assume last year's rent for a locality is still this year's rent — in fast-growing corridors, it can move meaningfully within 12 months.
  • City-wide averages hide a lot. A "10% city average increase" can mean flat rents in one suburb and a 25% jump three kilometres away, right next to a new office campus.
  • Compare current, live listings in your exact area, not a number you saw quoted somewhere months ago.
