The most reliable rent data isn't in a report — it's in the listings that are live right now, in your exact area. Here's how to actually use that instead of relying on a number you half-remember from somewhere.
A "city average" rent is close to useless when you're deciding on one specific flat. Pull up every current listing of the same property type (say, 1BHK) within a 1–2 km radius of the one you're considering, and look at the spread — not just one number.
Rents in fast-moving areas can shift within weeks. Use Spaczo's saved search alerts for your target city, area and budget — you'll start seeing new listings as owners post them, which builds a much better real-time sense of the going rate than a one-time search ever will.
A property that's been listed for months without renting out is a signal — usually that it's priced above what the market will actually pay. A listing that gets contacted and taken down quickly is closer to the real market rate.
On a zero-brokerage platform, the price an owner quotes you is the real number — there's no broker adding a margin on top or steering you toward whichever listing pays them the highest commission. That alone makes direct-owner asking prices a more honest benchmark than broker-quoted ones.
Once you've settled on a fair number, get it in writing. A basic rent agreement protects both sides on the price you actually agreed to — not what gets remembered six months later. Spaczo's rent agreement tool is free to use.
